Our basic Fee-For-Service rate is $20 per lot per month, plus an hourly rate for when you need me to do a little extra work.
Alternatively, be super simple with the Inclusive Fee structure for $30 per Lot per Month. Only pay for meeting time and really one-off services; otherwise, it is consistent and straightforward throughout the year.
Insurance commission is never paid to Redstone Lane. We believe 20% of your insurance should not go to the strata manager!

Let's be honest, the strata management companies don't make it easy to know how much you're paying for their service.
The first step is to look at your current statement of accounts and check the strata management fees.
Add up all the lines charged by the strata manager. These can have all sorts of names, like software platform, archive fees, Admin fees, and, of course, Meeting fees and Strata Management Fees.
Divide the fees into two categories. One is the Fee for service—these change each month, like meeting fees, and are often charged by time or number of units.
The second category is the important one we want to focus on here: the monthly fees. Count these and divide them by the number of units in the complex (not unit-of-entitlements for this task) and the annual cost divided into monthly, if needed.
This will give you the cost per lot for managing your property. It is often quite different from the management fee the council members focused on when signing the contract.
If you are a low-touch strata with little happening and are looking for ways to keep costs low, fee-for-service is the best option. This charges a much lower rate per month. If you have a busy month or something big happens, like a maintenance project, the additional time spent working with you will be charged, but once it is finished, the fee drops back down to a low fee.
It is not an all-inclusive fee because meeting fees and some one-off tasks are best charged separately; this is more cost-effective. The day-to-day tasks and managing maintenance are all included, so you don't need to consider how much it will cost to allow your strata manager to tackle a task for you.
